About the Role
The Buyer’s Agent represents buyers throughout the home-buying process while upholding the professional standards, systems, and service expectations of the Hunt Home Team. This role works closely with leadership, transaction support, and team resources to deliver a seamless, well-communicated, and strategic experience for every client.
This is a performance-driven role ideal for an experienced agent who values structure, lead support, high standards, and who is motivated to grow production while contributing to a strong team culture.
This role is best suited for someone who is self-directed, ethical, detail-oriented, and committed to a 5-star client experience and overall team success.
What You’ll Do
Professional Conduct & Team Standards
- Consistently demonstrate a positive, professional, and ethical demeanor
- Uphold Hunt Home Team’s mission, culture, and service standards
- Operate with urgency, reliability, and strong time management
- Maintain confidentiality of all client, team, and business information
- Present a polished, business-casual appearance when working with clients
- Ensure clients feel informed, valued, and exceptionally well-served at every touchpoint
Buyer Representation & Client Experience
- Conduct strategic Buyer Consultations tailored to experienced-market conditions
- Guide buyers through pricing strategy, competitive positioning, and offer execution
- Maintain proactive, clear communication throughout the transaction lifecycle
- Attend inspections and lead inspection-related negotiations
- Collaborate with transaction support to ensure smooth, timely closings
Home Search & Market Expertise
- Show and preview properties efficiently and professionally
- Maintain strong working knowledge of:
○ Team listings and off-market opportunities
○ Local neighborhoods, pricing trends, and inventory shifts
○ New construction and development projects
- Position yourself as a trusted Smyrna market expert
Offers, Contracts & Transaction Execution
- Write, present, and negotiate competitive purchase offers
- Manage a buyer pipeline segmented by priority and readiness
- Meet or exceed a minimum expectation of two (2) accepted buyer contracts per month, or as outlined in agreed-upon performance goals
- Demonstrate expertise in contracts, negotiations, appraisals, inspections, financing fundamentals, and closings
Communication, Lead Management & Business Development
- Respond promptly and professionally to all assigned leads and active clients
- Utilize approved team scripts and communication frameworks when appropriate
- Maintain consistent follow-up with active prospects and pipeline clients
- Actively prospect and contribute to overall team growth through:
○ Hosting team open houses
○ Database follow-up
○ Sphere and referral cultivation
- Participate in team events, farming initiatives, and community presence as needed
Accountability, Reporting & Performance Standards
- Track and report lead activity, pipeline status, and production metrics accurately
- Maintain an organized, up-to-date buyer pipeline
- Apply the 80/20 principle to focus on high-impact, revenue-producing activities
- Operate within all brokerage policies, team systems, and legal requirements
Training, Growth & Collaboration
- Continuously refine skills through advanced training, coaching, and self-development
- Actively seek opportunities to improve conversion, negotiation, and client experience
- Collaborate with team members and support staff to ensure consistent results
- Maintain a team-first mindset while operating independently

- Client Experience: Buyers feel confident, educated, and supported throughout the entire purchase process
- Production: Consistent accepted contracts and closed transactions

Requirements
- Active Georgia real estate license
- Minimum of 1–2 years of buyer representation experience preferred
- Current Errors & Omissions (E&O) insurance
- Strong negotiation and contract management skills
- Ability to manage multiple transactions simultaneously
- Proficiency with CRM systems, digital contracts, and showing tools
- Self-motivated, coachable, and accountability-driven
- Willingness to work evenings and weekends to serve clients
